Ridge & Ventilation Check
Spring
Inspect ridge cap condition, ridge vent openings, soffit vent clear, and attic ventilation flow. Blocked ventilation accelerates shingle degradation.
Storm Damage Assessment
After events
Post-storm inspection for impact damage, lifted panels, displaced flashing, or granule loss. Insurance documentation support available.
Moss & Debris Treatment
Spring
Low-pressure moss treatment and zinc strip inspection. Moss holds moisture against shingles and accelerates deterioration — especially on north-facing slopes.

Confirm all downspouts discharge away from foundation. Extensions and underground drainage inspected for blockage or backpitch.
Gutter Joint & Seal Inspection
Spring
All end caps, miters, and outlet joints checked for leak. Re-seal any compromised joints. Gutter spikes or hidden hangers checked for pull-out.
Surface Drainage Inspection
Spring
Walk the property perimeter confirming positive drainage away from all structures. Standing water near foundations identified and remediation recommended.

Blocked gutters are the leading cause of fascia rot and foundation moisture intrusion.

All window perimeters, door frames, penetration seals, and trim joints checked. Failed caulk is the primary entry point for moisture into the wall assembly. Re-caulk as needed.
Paint & Finish Condition
Summer
Assess paint adhesion, chalking, cracking, or failure — especially at south and west exposures. Paint failure on fiber cement accelerates moisture intrusion. Repaint schedule recommended.
Moisture Probe Spot Check
Spring
Targeted moisture meter readings at high-risk areas — below windows, at grade-level transitions, around penetrations. Early moisture detection prevents costly remediation.

Annual envelope inspections catch moisture intrusion before it reaches the framing.

Racking & Mounting Inspection
Spring
All ground anchor points, rail connections, and panel clamps checked for movement, corrosion, or loosening. Ground-mount racking is subject to soil movement and frost heave.
Inverter & Electrical Inspection
Annual — Spring
Inverter status check, error log review, combiner box inspection, disconnect condition, and conduit integrity. Performance data compared against baseline output.
Vegetation Management
Summer & Fall
Grass, brush, and weed control under and around the array perimeter. Overgrowth causes shading losses, creates rodent habitat, and can introduce fire risk in dry months.
Annual Performance Report
Annual — Fall
Year-over-year production comparison. Degradation rate assessment. Identification of underperforming strings or individual panels. Inverter firmware update if applicable.

Full firebox and heat exchanger inspection. Gasket condition check and replacement if needed. Draft and combustion air inspection. Water treatment test — glycol concentration, pH, and inhibitor levels checked. Pump and zone valve function test.
Heat Exchanger Cleaning
Fall & Spring
Creosote and ash removal from firebox walls, heat exchanger tubes, and baffles. Buildup reduces heat transfer efficiency significantly — a clean exchanger can improve output by 15–25%.
Water Quality & Treatment
Annual — Fall
Test and treat boiler water for proper glycol concentration (freeze protection), pH balance, and corrosion inhibitor levels. Improper water chemistry is the leading cause of premature heat exchanger failure.
Distribution Line Inspection
Fall
Underground supply and return lines checked for insulation integrity. Any exposed sections inspected for damage. Expansion tank pressure and bladder condition checked.
Season-End Shutdown & Cleaning
Spring (Apr–May)
Final firebox cleanout, ash removal, and inspection of firebox refractory. Door seals and hinges lubricated. Unit left clean and ready for next season. Any repairs identified and scheduled before fall startup.
Cord Wood Consumption Review
Spring
Season summary of wood consumption vs prior year. Unusual increases can indicate declining combustion efficiency, draft issues, or heat loss in the distribution system. Plan next season's wood supply.

Generator Load Test
Fall — Before Winter Outage Season
Full load test of backup generator under realistic conditions. Oil and filter service. Fuel system inspection. Transfer switch operation confirmed. Battery start system tested. Propane or diesel fuel level assessed for winter.
Transfer Switch Inspection
Annual — Fall
Automatic or manual transfer switch operation verified. Contact condition, wiring connections, and enclosure integrity checked. Critical load panel review to confirm correct circuits are on backup.
Battery Enclosure Inspection
Spring
Enclosure ventilation, temperature management, and rodent intrusion check. Battery terminals for corrosion. DC disconnect condition. All connections confirmed torqued to spec.

Annual Furnace Tune-Up
Early Fall (Sep–Oct)
Burner inspection and cleaning, heat exchanger check for cracks, igniter condition, gas pressure test, flue draft inspection, blower motor and belt check, filter replacement. CO test at all registers.
Filter Replacement Schedule
Every 60–90 days
Filter replacement on schedule. A clogged filter reduces airflow, increases energy consumption, and puts additional load on the blower motor. We establish and track your filter schedule as part of any maintenance program.
Duct Inspection
Every 3–5 years
Visual inspection of accessible duct sections for separation, mastic failure, or insulation deterioration. Leaky ducts in unconditioned spaces (crawls, attics) can account for 20–30% of heating and cooling losses.
Heat Pump Service
Spring
Outdoor coil cleaning, refrigerant charge check, contactor and capacitor inspection, defrost cycle test, and condensate drain flush. Includes both heating and cooling mode operational test.

A tuned furnace uses less fuel, produces more heat, and lasts significantly longer.
